This is Third Coast Real Estate’s quantified read on two things that decide outcomes in Nashville’s luxury market: what discreet, off-market representation is actually worth, and what pricing discipline is worth. The figures below are drawn from RealTracs MLS and Third Coast transaction records across Belle Meade, Oak Hill, Brentwood, and Crieve Hall. Led by Principal Broker Chris Milfred, working Middle Tennessee through every market cycle since 2013.
Key findings
- In Q1 2026, off-market and private-exclusive sales in Belle Meade and Oak Hill traded at a measurable 2–4% premium over comparable MLS-listed homes.
- The constraint in the 2026 luxury market is not buyer demand — mortgage rates are down 46 basis points year over year — it is seller-side pricing discipline. Well-priced homes still move in 30–60 days; mispriced homes sit through reductions for the better part of a year.
- Middle Tennessee luxury sales fell 18% year over year in Q1 2026 — the sharpest contraction since 2019 — even as the metro median price rose 6.8%.
The off-market premium
Off-market — or “private exclusive” — sales are negotiated and closed without the home appearing on the public MLS. The listing broker works a vetted private buyer pool, and the transaction is typically MLS-recorded only at closing, for comp purposes. In Q1 2026, off-market Belle Meade and Oak Hill transactions cleared at a 2–4% premium over comparable MLS-listed homes. Sellers trade public price-discovery for transactional privacy; high-net-worth buyers pay the small premium for the same reason. On a $3M Oak Hill estate, 2–4% is $60,000–$120,000 — which is why discretion is a pricing strategy, not just a privacy preference.
What pricing discipline is worth — two Oak Hill estates
Two Oak Hill estates in the same broad tier, opposite outcomes — and the difference was the original pricing decision, not the neighborhood.
- The cautionary case: an ~11,000 sq ft estate listed at $9.75M in early 2023 sat through three consecutive listings over ten months and ultimately closed at $6.65M cash — a 32% markdown from original ask.
- The disciplined case: an ~7,000 sq ft new-construction estate listed at $5.499M in early 2026 closed at $5.5M — slightly over ask — in 84 days with zero reductions.
A defensible comp file is worth more in the Davidson County estate market than almost anywhere else in Middle Tennessee.
